Estimate a roof replacement range

Enter roof surface area and both low and high installed rates from comparable local proposals or a documented source. The rates must include the project scope you want to estimate; no national or local price benchmark is built in.

Material is a label only; it does not select or change a price. Enter rates that match this exact material and scope.

Ready to calculate

Illustrative calculation only. Enter your project details and run the calculator.

The total may omit tear-off layers, disposal, underlayment, flashing, decking, ventilation, permits, steep-access charges, gutters and code upgrades. A written local contractor scope is required for a real project budget.

What this roof replacement estimate includes

The calculator multiplies measured roof surface area by the low and high installed-price assumptions. No extra pitch, complexity or contingency adjustment is added. The rate you enter must already reflect the selected material, access, tear-off, flashing, underlayment, decking assumptions, permits and other items included in your intended scope. This is transparent arithmetic, not a national price database. The material selector is descriptive only; it does not change the arithmetic or supply a material-specific rate.

Why roof size is not the same as home size

Roofing is generally priced from roof surface and project scope, not simply from the finished living area shown in a real-estate listing. A home with multiple stories can have a smaller footprint than its total interior square footage. Roof pitch, overhangs, attached garages, dormers, hips, valleys and additions also change the surface area.

Cost items to check in a written proposal

  • Removal and disposal of existing roofing layers, including any extra tear-off requirements.
  • Underlayment, ice-and-water protection where required, drip edge, flashing and ventilation.
  • Decking inspection and a clear unit price for replacement of damaged sheathing.
  • Access, steep-slope work, staging, gutters, skylights, chimney details and other penetrations.
  • Permits, code upgrades, cleanup, warranty terms, payment schedule and exclusions.

How to improve the estimate

Use a measured roof-surface area rather than a rough living-area proxy. Request comparable written scopes from properly licensed and insured contractors where required by your state or locality. Compare what is included, not just the total. Verify license status through the relevant state or local authority and check insurance documentation directly.

How should you use the result?

Use the low and high totals to frame a planning conversation and identify questions. Do not treat the range as a quote, insurance settlement value, appraisal, or prediction of what a particular contractor will charge. If the roof has leaks, sagging, widespread damage or suspected structural problems, arrange an inspection rather than relying on a cost calculator.
